Most property work involves at least three companies and one homeowner left holding the coordination. Structural trades finish and leave, decorators inherit whatever they find, and the maintenance that follows belongs to nobody.

We snag our own work

We produce the defect list before you do, and close it before the final invoice. A handover should be the end of the job, not the beginning of a negotiation.

Scope, variations, programme changes and maintenance visits are documented. It protects you, and it means the next contractor — even if it is not us — inherits a property that is understood.

Seven stages, each with something you actually receive at the end of it. You always know where the job is and what happens next.

  1. 01

    Enquiry and first call

    You tell us what you are trying to achieve and we tell you, honestly, whether we are the right contractor for it. If the work is outside what we do well, we will say so on the call rather than after a survey.

  2. 02

    Site survey and measurement

    We attend, measure, and look at the things that move prices later — substrate condition, access, existing structure, services and drainage. Anything we cannot see is identified as a risk at this stage rather than discovered at week three.

  3. 03

    Written quotation and programme

    You receive an itemised quotation that separates preparation, materials and labour, alongside a programme showing the sequence and the key dates. The figure at the bottom is the figure we work to.

  4. 04

    Approvals and mobilisation

    Where the work requires planning, building control or party wall input, we tell you exactly what is needed and coordinate with your consultants. We do not start on site until the paperwork that protects you is in place.

    On site

    One contracts manager owns the job. The site is protected on day one, kept tidy each evening, and you get a short weekly update covering what was done, what is next and anything that needs a decision from you.

Answers before you ask

The questions below come up on almost every enquiry. If yours is not here, ask us directly — we would rather answer it now than at week three.

Is a quotation free, and is it binding?
Survey and quotation are free and carry no obligation. The quotation is fixed for the scope described in it. If the scope changes — because you change your mind, or because something genuinely unforeseen is uncovered — that is priced as a variation and agreed in writing before the work is done.
How quickly will I receive a price?
Standard domestic works are quoted within three to five working days of the survey. Larger projects involving engineers or multiple consultants take longer, and we will tell you at survey stage which applies to you.
Can we stay in the property during the work?
In most cases yes. We agree a sequence that keeps usable rooms available, protect floors and furniture, contain dust-generating work, and clean down each evening. For major structural works we will tell you honestly if staying is impractical.
Are you insured?
Yes — public liability and employer's liability cover is in place on every project. Certificates are available on request, and we would encourage you to ask any contractor for them before work starts.
