The brief
A three-bedroom Victorian terrace with a narrow galley kitchen and an unused side return. The owners had planning consent and structural drawings but had lost two months to a contractor who withdrew after mobilising.
Our approach
We re-surveyed against the existing drawings before pricing, which identified a drainage run that had not been picked up and would have stopped groundworks in week one. The revised sequence dealt with the diversion up front. Steelwork was installed with designed temporary works, and the same team carried the job through to plastering and decoration.
Outcome
Completed in fifteen weeks against a sixteen-week programme, with two agreed variations and no change to the contract sum on any other item.
