The brief
A growing family needed a fourth bedroom without moving. The roof space had adequate head height at the ridge but an awkward existing water tank and no viable stair position on the original plan.
Our approach
We reworked the stair position with the designer so it landed off the existing return rather than eating into the second bedroom — a change made before pricing rather than on site. Works proceeded under permitted development with a building control plan check, and the roof was made weathertight in a single opening-up phase.
Outcome
Delivered in eleven weeks with the family remaining in occupation throughout, and the second bedroom retained at its original size.
