The brief
A 1930s semi where the owners wanted the front and rear reception rooms combined. A previous quotation had omitted temporary works and made no allowance for the services buried in the wall.
Our approach
We priced the job from the engineer's calculations including designed propping, padstone bearings and the diversion of two circuits and a gas run found during opening up. The opening was formed in a single day with the props designed for the actual loading rather than assumed.
Outcome
Opening formed, beam encased to the required fire rating and the room fully made good and decorated within three weeks.
