The brief
A landlord running fourteen units through three separate contractors, with no maintenance records, repeat call-outs to the same defects and unpredictable monthly costs.
Our approach
We surveyed every property and separated genuinely reactive work from the predictable — gutters, sealant, external decoration cycles, roof inspections — and scheduled the latter annually. Each visit now generates a written record filed against the property, so recurring faults are visible rather than rediscovered.
Outcome
Repeat call-outs to previously recurring defects fell away over the first year, and the client now works to a planned budget with reactive spend reserved for genuine surprises.
